Why we exist

The challenge is not just finding property.

Japan is one of the world’s most attractive property markets for international buyers. But the real difficulty is moving from interest to confident action — understanding local process, evaluating options across regions, and executing in a language and system that are unfamiliar.

Ready Group Japan exists to bridge that gap. We provide buyer-side guidance and practical Japan-side execution for clients considering residential, resort, investment, or mixed-use property across the country.

Our approach

Built around the realities of international buyers in Japan.

Client-led

We begin with the buyer’s objectives — purpose, timeline, budget, and risk appetite — before any property is discussed.

National search

We search across Japan rather than promoting a single market or developer inventory, matching the client to the right location and property type.

Japan-side execution

Our bilingual Japan team handles local-language due diligence, documentation, and coordination so international clients are never navigating alone.

Our story

Shaped by our own Japan journey.

Ready Group Japan began with a personal decision to move from visitor to owner in Japan — and the experience of how complex that transition can be for a foreign buyer.

That journey shaped the company’s purpose: to help other international buyers move from curiosity to confident ownership, with clear guidance and reliable local execution.

Founder and team

Jim Costello

Ready Group Japan was founded by Jim Costello, whose career spans more than three decades of international leadership across Asia and the United States. Jim spent 25 years with HSBC in senior roles across Hong Kong and Mainland China, including as CEO of HSBC Life Insurance China and in senior leadership positions in wealth, insurance, and distribution strategy.

That background shapes the company’s approach: client-first, governance-minded, internationally fluent, and focused on helping foreign buyers make confident decisions in Japan.

Jim is supported by a bilingual Japan team and trusted local partners who handle on-the-ground execution — from property search and due diligence to documentation, settlement, and post-purchase coordination. The foreign-founder perspective shapes how we listen and explain; the Japan team delivers the local-language capability and practical execution that turns plans into outcomes.

What clients can expect

How we work with buyers.

  • Honest trade-offs: we explain not only the opportunity but also the constraints, costs, and risks.
  • Client timeline: we move at the pace that suits the buyer, from a first exploratory call to active acquisition.
  • Trusted introductions: we can introduce qualified legal, tax, lending, renovation, repair, and other specialist providers where appropriate. Clients engage those professionals directly.
  • Clear explanation: we explain the Japanese property process, key documents, and local practices in English or Chinese. Formal document translation remains the client’s responsibility.
  • Licensed practice: regulated matters are referred to qualified professionals; we do not give legal, tax, or immigration advice.
