An owner-side relationship in Japan.

No single construction method, builder or vendor is right for every client. We start with the owner's objective, the site or property, intended use, budget, timing and practical constraints — then help identify an appropriate solution and project team.

The architect leads design. The builder delivers construction. Specialist advisers provide expertise in their own disciplines. Ready Group Japan can help represent the client relationship — keeping objectives clear, coordinating communication and helping the owner navigate decisions across the project.

Ready Group Japan is not the architect, builder or renovation contractor.

Our role is on the owner's side. We can help define the brief, identify and compare appropriate providers, coordinate the project team and monitor agreed priorities and progress. The level of involvement can be tailored to the client — from an introduction and initial guidance through to a more active owner-representation engagement.

Because we are not selling our own construction solution, our starting point can remain the client's objective. We can help identify and compare approaches rather than beginning with a product or contractor that we need to sell.

Depending on the owner's objectives, site, budget and timing, the appropriate solution may involve different construction methods and different types of provider.

Independent review

Independent checks where they add value.

Where a project warrants it, we can help arrange independent specialist review of proposals, costs or technical matters — bid reasonableness, construction-cost assumptions, change orders, technical proposals or specifications. The specialist — not Ready Group Japan — remains responsible for the professional conclusion.

Routes

Development does not always mean starting from empty land.

Build new

Land through to a new home, hospitality building or investment asset.

Renovate

An existing property taken through substantial improvement, or an unfinished renovation completed.

Reposition

An existing building or asset moved to a new or improved use, where that is legally and technically feasible.

What is possible on any particular site or building depends on legal, planning and technical assessment by qualified professionals.

Experience from the owner's side

We have navigated this journey ourselves.

Ready Group Japan's approach is informed by practical experience as owners as well as advisers. Our founders have acquired land in Hokkaido and taken a residence from initial concept through design and construction. They have also acquired a century-old Otaru property during renovation and completed the project through to a finished home.

These experiences are not presented as the track record of a large-scale developer. They are part of the practical owner-side perspective we bring when helping clients navigate similar decisions: finding the right people, making clear decisions, coordinating the moving pieces and keeping the owner's objectives at the centre.

A major renovation project in Otaru that required completing an existing renovation journey, coordinating vendors and making practical owner decisions through to completion.

Where we work

Our development and owner-representation work is naturally strongest in markets where we have the local presence and relationships to add practical value — currently including Tokyo, Niseko and Otaru. We can also consider projects elsewhere in Japan where the right local team can be assembled.

Development projects usually involve all three. What sits where is agreed before work begins, and independent specialists contract separately.
