Own
Create the place you actually want.
Existing inventory does not always fit the way a family intends to use a property. Where that is the case, creating something may be a more honest answer than compromising on a finished building.
Create & Develop
Ready Group Japan can help international clients explore land, existing buildings and development opportunities around what they are actually trying to achieve — whether that is a home for themselves, an investment, or a place to live in Japan.

We start with the objective, then help bring together the property, people and specialist expertise needed to test and deliver the idea. Development is not a fourth reason to buy in Japan — it is one way of achieving the reason you already have.
Start with the purpose
The lists below are examples of what can matter. They are not a checklist, and few projects involve all of them.
Own
Existing inventory does not always fit the way a family intends to use a property. Where that is the case, creating something may be a more honest answer than compromising on a finished building.
Invest
Development, renovation and repositioning are alternative routes to an investment objective. They carry different work, different risk and different timing to buying a completed asset.
Live
When Japan is where daily life will happen, the practical questions are different again. A project can be shaped around routines rather than around whatever happens to be on the market.

Owner representation
Right project. Right team. Right level of support.
No single construction method, builder or vendor is right for every client. We start with the owner's objective, the site or property, intended use, budget, timing and practical constraints — then help identify an appropriate solution and project team.
The architect leads design. The builder delivers construction. Specialist advisers provide expertise in their own disciplines. Ready Group Japan can help represent the client relationship — keeping objectives clear, coordinating communication and helping the owner navigate decisions across the project.
Ready Group Japan is not the architect, builder or renovation contractor.
Our role is on the owner's side. We can help define the brief, identify and compare appropriate providers, coordinate the project team and monitor agreed priorities and progress. The level of involvement can be tailored to the client — from an introduction and initial guidance through to a more active owner-representation engagement.
Because we are not selling our own construction solution, our starting point can remain the client's objective. We can help identify and compare approaches rather than beginning with a product or contractor that we need to sell.
Solutions vary
Depending on the owner's objectives, site, budget and timing, the appropriate solution may involve different construction methods and different types of provider.
These are examples only. No method or provider type is inherently better than another; what suits a project depends on the specifics.
Comparing proposals
Construction proposals can differ materially in scope, assumptions, specifications, allowances and exclusions. We can help clients organise and compare those differences so that decisions are not based on headline price alone.
We do not certify which proposal is correct or fair. Commercial and technical conclusions rest with the owner and their appointed professionals.
Independent review
Where a project warrants it, we can help arrange independent specialist review of proposals, costs or technical matters — bid reasonableness, construction-cost assumptions, change orders, technical proposals or specifications. The specialist — not Ready Group Japan — remains responsible for the professional conclusion.

Routes
Build new
Land through to a new home, hospitality building or investment asset.
Renovate
An existing property taken through substantial improvement, or an unfinished renovation completed.
Reposition
An existing building or asset moved to a new or improved use, where that is legally and technically feasible.
What is possible on any particular site or building depends on legal, planning and technical assessment by qualified professionals.
Experience from the owner's side
Ready Group Japan's approach is informed by practical experience as owners as well as advisers. Our founders have acquired land in Hokkaido and taken a residence from initial concept through design and construction. They have also acquired a century-old Otaru property during renovation and completed the project through to a finished home.
These experiences are not presented as the track record of a large-scale developer. They are part of the practical owner-side perspective we bring when helping clients navigate similar decisions: finding the right people, making clear decisions, coordinating the moving pieces and keeping the owner's objectives at the centre.
Owner projects

Owner project
Land acquisition → project brief → design & build → completed residence
A Hokkaido project that began with selecting the land and thinking carefully about how the finished home would actually be used, before working through design, construction and completion.

Owner renovation project
110-year-old residence → acquired during renovation → project completion → finished home
A major renovation project in Otaru that required completing an existing renovation journey, coordinating vendors and making practical owner decisions through to completion.
Private owner project — not for sale.

Where we work
Our development and owner-representation work is naturally strongest in markets where we have the local presence and relationships to add practical value — currently including Tokyo, Niseko and Otaru. We can also consider projects elsewhere in Japan where the right local team can be assembled.
How this is delivered
Development projects usually involve all three. What sits where is agreed before work begins, and independent specialists contract separately.
Included in the agreed engagement
Work performed by Ready Group Japan within the agreed scope.
Coordinated specialist
Independent professionals engaged directly, with their own scope and terms.
Additional support
Owner representation, coordination and post-completion services, scoped separately.
If you are weighing whether to buy something finished or create something better suited, we are happy to talk it through. Start a conversation.
